Imobiliária – Describe that Property

The Confusion Stops Here

What do all those funny words mean when you’re trying to understand what the property is and has. It can be confusing, but with a little help in translation, it all starts fitting together and make sense so that moradia isolada no longer appears to refer to an isolated house.


Land

“terreno” = terrain/ground/field/backyard
“floresta”, “pinhal”, “várzeas” = forest/pinewood/bushes


Property Type

“apartamentos” = apartments
“aparthotel”, “aparthotéis” = apart-hotel/serviced apartments
“anexo” = attachment built on the back of a house
“andar de moradia” = top floor of a house, similar in nature to an apartment
“casas”, “moradias”, “vivendas” = house
“palacete” = small palace
“mansão” = mansion
“quintinha” = small farm (doesn´t necessarily have anything to do with a farm nor being located in the countryside)
“quinta” = farm/large house with a vast terrain in the property (does not necessarily have anything to do with a farm nor being located in the countryside)


Age

“novo” = new
“semi-novo” = semi new/barely used
“usado” = used


Number of Rooms

“T0”, “V0”, “estúdio” = studio/0 bedrooms, where instead there´s only a common space where the bedroom, kitchen and living room are all situated
“T1”, “V1*” = 1 bedroom
“T2”, “V2*” = 2 bedrooms
“T3”, “V3*” = 3 bedrooms
etc. etc.
(* – the letter “V” means exactly the same as “T” but is more used for houses, while “T” is more used for apartments)
(sometimes you have a “+1” that means an extra room, generally without windows, is also present)


Houses

“moradia isolada” = detached house
“moradia semi-geminada” = semi-detached house
“moradia geminada” = attached house

And More About Houses

“imóvel” = property

“1ª linha de mar” = first line of the sea, meaning there´s the sea, then the beach, then usually a road and then there´s the building
“2ª linha de mar” = second line of the sea, you get the point, etc. etc.

“vista de mar” = sea/ocean view
“vista de rio” = river view
“vista de campo” = field/country view
“vista de cidade” = city view
“vista de golf” = golf field view

“1 frente” = 1 front, meaning one side of the apartment/house facing outwards (the street/field/beach/etc.)
“2 frentes” = 2 fronts, meaning there´s 2 sides of the apartment/house facing outwards
“3 frentes” = 3 fronts, etc. etc.

“varandas” = balcony
“terraço” = terrace, that could be for your own private use (“terraço privado”) or for all apartment owners to use (“terraço de uso comum”)
“fachada” = facade
“luz natural” = natural sunlight
“duplex” = duplex
“triplex” = triplex
“jardim” = garden
“tijoleira” = terrazzo
“mármore” = marble
“azulejos” = tiles
“parquet” = laminated flooring
“garagem” = garage, that could be just an underground parking lot with assigned spaces or containing individual gated/door garages for the apartment owners if it´s an apartment (if it´s a house it´s a normal garage)
“estacionamento” = parking
“lugar de estacionamento” = parking space, not necessarily in a garage – most commonly outside in the street
“elevador” = lift/elevator
“esquentador” = water heater
“gás” = gas
“electricidade” = electricity
“água” = water
“lixo” = trash
“ar-condicionado” = AC, air conditioning
“lareira” = fireplace
“salamandra” = salamander
“fogão a lenha” = wood burning stove
“painéis solares” = solar panels
“moínho de vento” = windmill
“recuperador de calor” = heat recoverer
“vidros duplos”, “caixilhadira dupla” = double glazing windows
“caixa de correio” = mailbox
“armário”, “roupeiro”, “guarda-fatos”, “guarda-vestidos” = closet
“móveis” = furniture
“electrodomésticos” = household appliances
“CCTV”, “câmaras de vigilância” = CCTV cameras
“segurança” = security guard
“alarme” = alarm
“antena” = antenna/aerial
“antena parabólica” = satellite dish
“TV Cabo”, “televisão por cabo” = cable TV
“internet” = internet
“animais de estimação” = pets
“aquecimento central” = central heating
“aspiração central” = central vaccuming
“churrasqueira” = barbecue
“piscina” = swimming pool, that can be a heated pool (“piscina aquecida”)
“jacuzzi”, “banheira de hidromassagem” = jacuzzi
“estores” = blinds
“estores eléctricos” = electrical blinds
“orientação” = orientation, meaning if the property is facing south, north, west, etc.
“trata o próprio”, “trata”, “o próprio” (or sometimes just a phone number) = means it´s the owner directly that´s posting the ad and doing the deal, without the intervention of real estate agencies (you can save a little as these properties are usually cheaper)
“financiamento garantido” = guaranteed bank financing
“comissão” = commission
“spread” = banking spread (profit rate)
“juros” = interest rate
“sem entrada” = no down payment required
“preço chave-na-mão” = all inclusive price/no extra charges
“(taxa de) condomínio” = administration fee, that almost all apartment owners have to pay monthly
“limpeza” = cleaning
“mulher de limpeza” = cleaning lady
“jardineiro” = gardener
“picheleiro”, “canalizador” = plumber
“electricista” = electrician
“trolha”, “pedreiro” = mason/builder
“carpinteiro”, “marceneiro” = carpenter/cabinet maker
“técnico de frio”, “técnico de ar-condicionado” = ar conditioning technician
“chaves” = keys
“chaveiro” = key cutter
“soalho” = flooring
“banca da cozinha” = kitchen counter
“luzes em LEDs” = LED lighting
“bom estado de conservação” = good state of maintenance/well maintained
“a precisar de obras”, “para recuperar” = in needing of works/repairings/reconstruction
“em projecto” = still in the project phase
“com projecto aprovado” = with the project already approved (by the city hall)
“em construcção” = still being built
“beco”, “beco sem saída”, “rua sem saída” = cul de sac
“recuperado” = recovered/repaired/rebuilt
“lote” = lot
“acabamentos” = finishes
“agência”, “agência imobiliária” = real estate agency
“notário” = notary

“conservatório” = conservatory
“quarto”, “quarto de dormir” = bedroom, that can be ensuite (“quarto com casa-de-banho privada”)
“despensa” = pantry
“lavandaria”, “área de serviço” = laundry room
“armazém” = warehouse
“estufa” = greenhouse

“casa-de-banho”, “quarto-de-banho”, “WC” = bathroom
